Policies
Green
Our Green Commitment is to do as much as we can to live and work with a small footprint.
  • Two of our vacation rental cabins are recycled buildings in that they were in a state of severe disrepair when we obtained them and have been rehabilitated.
  • In the remodeling process, we have installed the most energy efficient heating and cooling systems and appliances we could find.
  • We have used recycled materials, local lumber from managed forests and sustainable materials whenever possible including real all-natural linoleum (made from linseed oil and wood fiber), laminate flooring, saltillo tile, natural milk paint and linseed oil glazes.
  • Most of the furniture in our rental cabins is used or hand made.
  • Except for dimmable lights, we have replaced all lightbulbs with compact flourescents.
  • We provide firewood harvested from dead trees on our ranch for use in heating our rental cabins. This serves as an option for guests to have ambiance as well as a non-petroleum carbon-negative heat source.
  • All linens are laundered in a super high efficiency front loader machine and line dried by the sun.
  • We use only non-toxic cleaning products: Simple Green, natural Orange Cleaner, Vinegar and Murphy's Oil Soap.
  • In our remote location, there is no trash pick-up service. We sort and separate recyclables from our cabins and truck them into a recycling center.
  • In 2009, we converted the Bear Spring Cabins to solar power.
Pets
We accept 2 dogs maximum at our rentals. Only well-behaved, flea free, groomed pets are allowed. Please do not allow pets on furniture or bedding and bring your own dog bed. Your pet deposit and part or all of your damage deposit may not be refunded if your pet causes stains, urine odors, damage to furniture, bedding, fixtures or landscaping. Pick up dog defecation and prevent dogs from digging. Consider our neighbors and control excessive barking noise. Pets must be under your direct control and supervision when outside the dwelling. They are not to be left on the property unattended unless crated indoors or allowed inside the pool or pool fence. You will not allow dogs, cats, or other pets onto the property other than what has been agreed upon.
Cancellation
The deposit is refundable (less $50 service charge) at any time. Within 30 days of your arrival, rental charges are only refundable if we can rebook your reservation. Refunds are not given for shortened stays or bad weather. You are responsible for your entire reservation.
Damage Deposit
Within 21 days after your visit, we will refund the damage deposit, less any amount required to cover repairs for damages (other than normal wear and tear) to the property. The house will be clean when you arrive, and we request that you leave it in good order. You will 'shut-down' the house according to instructions in the Guest Information Book located in the house upon your departure. A cleaning fee of $100 will be charged if not. You will notify us promptly of any damage or problems that arise. Situations that may result in deductions from your deposit include:
  • Dirty kitchen/dishes
  • damage to house, furnishings or fixtures, pool or grounds
  • pet hair on furniture, bedding or in pool filters or pool deck
  • pet defecation or holes dug in yard
  • failure to depart at previously agreed upon check out time
  • tampering with any utility system
  • any violation of the house rules causing harm or nuisance to neighbors
  • allowing more guests on the property than agreed upon

Guests will not use illegal drugs, fireworks or firearms (including BB, pellet or paint guns) on the property.

Our properties are in a wildfire area. Disposing of cigarette butts or building fires on the ground is absolutely forbidden.
Minimum Age
Minimum age to rent is 25 years.
